What Documents Banks Require With Your Home Loan Application

Mortgage applications typically require a lot of documents, loanshub.com.au request that the documents be uploaded during the application process to make your mortgage experience as efficient as possible.

Typical documents that a lender may need for verification with loan application based on your income classification:

Full Time/ Part-time PAYG:

  • Latest 2 Payslips

  • ​If still in probationary period, letter of employment (must be on company letterhead and state following: base salary, job tenure and any fixed allowances)

  • Latest 2 monthly rental statements (if there are investment properties)

Casual/ Contract PAYG:

  • Latest 2 Payslips

  • Letter of employment (must be on company letterhead and state following: base salary, job tenure and any fixed allowances)

  • Notices of Assessment from the last two years (NOAs are two-page documents summarizing your annual income that ATO sends you after you file your tax returns)

  • Latest 2 monthly rental statements (if there are investment properties)

Bonus/ Commission income:

  • Latest 2 Payslips

  • Completed tax return from the last two years (plus)

  • Notices of Assessment from the last two years (NOAs are two-page documents summarizing your annual income that ATO sends you after you file your tax returns)

  • Latest 2 monthly rental statements (if there are investment properties)

Self-employed – Sole Trader:

  • Completed tax return from the last two years (plus)

  • Notices of Assessment from the last two years (NOAs are two-page documents summarizing your annual income that ATO sends you after you file your tax returns)

  • Latest 2 monthly rental statements (if there are investment properties)

Self-employed – Company/ Trust/ Partnership:

  •   Completed tax return from the last two years (for each director/ trustee/ partner, plus)

  • Notices of Assessment from the last two years (NOAs are two-page documents summarizing your annual income that ATO sends you after you file your tax returns)

  • Company/ Trust/ Partnership financial (complete) for the last 2 years

  • Tax returns for Company/ Trust/ Partnership for the last 2 years

  • Latest 2 monthly rental statements (if there are investment properties)

Child support payment (received):

  • Letter from Child Support Australia (CSA)/ Centrelink stating age(s) of dependent, payment amount and parties associated with the agreement

  • Bank statements from the last 12 months showing child support payment deposits

Maternity:

Letter of employment stating your return to work date (must be on company letterhead and state following: base salary, minimum hours of work on return, job tenure and term of employment)

For Proof of Deposit and Expense Verification (Additional to Income Documents):

Cost of Living verification (Responsible lending requirements)

  • Bank statements from the last three months from the account(s) that you use for all your day-2-day living (Paying for food/ utilities/ entertainment etc)

If you saved up for a deposit

  •  Bank statements from the last three months for the account that holds your down payment. Genuine savings is classed as funds held or accumulated in borrowers account over a minimum 3-month period

  • The end date of  all statement cannot be greater than 30 days from day of application

If you received a gift from an immediate family member to use as deposit

  •   A gift letter signed/ dated by the donor(s), confirming gift amount, whom to and that the funds are not repayable by the recipient

  • The letter cannot be greater than 30 days from day of application

Deposit from property sale proceeds:

  • Executed contract of sale on the property showing sale price

  • A recent mortgage statement showing your updated mortgage balance (if mortgage associated with property is settling before the new purchase)

  • Statements from the last three months for the account that held settlement funds from sale (if property was sold well before new purchase)

Property Documents (additional to any Income documents):

Purchasing a property:

  • Executed (dated and signed by all parties) contract of sale

  • Rental Appraisal from a registered real estate agent (for investment properties only)

  • If property is a strata, we’ll need the strata/ development plan

Refinance:

  •   Copy of your latest rates notice

  • If property is a strata, we’ll need a copy of the strata/ development plan if requested by the lender

Standard Documents Required for All Applications

  •  Statements for all existing mortgage, covering minimum 6 months till current (statement end date cannot be greater than 30 days from application)

  • Statements for all existing personal loans, lease and credit cards, covering minimum 3 months till current (statement end date cannot be greater than 30 days from application)
